A lot of Gippsland blocks have bush around them. MicroHomes are built to BAL 29 Bushfire Resistant standards — fire-resistant gutters, bushfire-grade glazing and sealing against ember entry.
That is a construction standard, not a guarantee. No rating makes a building, or anyone in it, safe in a fire, and your fire plan should never assume otherwise. Your block may also be assessed at a different level to BAL 29 — higher or lower — and that assessment is made for your site, not by us. Whether any bushfire requirement attaches to your MicroHome on your land depends on your council and your zone, and your local fire authority is the right place to ask about a fire plan.
What your Gippsland council will say.
Which council decides depends on where your block is. In South and West Gippsland that is usually South Gippsland Shire, Bass Coast Shire (Phillip Island is part of it) or Baw Baw Shire; elsewhere in Gippsland it is Latrobe City, Wellington Shire or East Gippsland Shire. Each applies its own zones and overlays to your address.
A MicroHome gives you all the comforts of a traditional home, except it’s on wheels and registered as a caravan (Victoria only), even though it’s 3.2m wide. MicroHomes Group has a special arrangement with VicRoads that allows us to register MicroHomes as a caravan. So if your council will allow you to stay in a caravan in your area, you can do the same in a MicroHome. How long you can stay, and whether it can be your only home, are decided by your council and your zone — so they have to be confirmed for your address before you commit.
Whether you need a planning permit depends on your council, your zone and what you intend to use the home for, and checking that is the first thing we do with you — before you spend anything.
